§ 22-54. Form and contents of preliminary plat.

  • Every preliminary plat of subdivision shall include or be accompanied by the following information:

    (1)

    A vicinity map.

    (2)

    The proposed name of the subdivision.

    (3)

    The location of the subject property by township, section, town and range, or by other legal description.

    (4)

    The north point.

    (5)

    Preliminary engineering plans for all required public improvements in accordance with section 22-104 of this chapter.

    (6)

    The location of existing streets, sidewalks and other public ways, including width (in feet), sewers, water mains, culverts, gas, electric, telephone facilities, and all other existing man-made improvements within the tract, indicating pipe sizes, grades, manholes and exact location.

    (7)

    The location of existing wells, septic fields and similar facilities.

    (8)

    The layout of proposed streets, street widths (in feet), street names, crosswalks and easements.

    (9)

    The location of all proposed utilities necessary to serve the proposed subdivision and the layout of all easements to serve the utilities. Utility easements shall be not less than fifteen (15) feet centered on side lot lines and twenty (20) feet centered on rear lot lines, and shall be dedicated across lots where required. Such easements shall be platted to achieve continuity within the subdivision and, where possible, with easements on property abutting the subdivision. All wires, cables, pipes, conduit and similar improvements shall be shown as installed underground. All service equipment and improvements shall be shown as installed along rear lot lines to the fullest extent practicable.

    (10)

    All information required by the village's stormwater management ordinance.

    (11)

    A tree survey indicating the location, species and condition of all trees with a caliper of six (6) inches or larger.

    (12)

    The description and location of all existing survey monuments erected in the subdivision.

    (13)

    The boundary line of the proposed subdivision indicated by solid heavy line, and the total approximate acreage encompassed thereby.

    (14)

    The boundary lines of adjacent tracts of unsubdivided or subdivided land.

    (15)

    Existing topography on the property and within twenty-five (25) feet of the proposed subdivision, with contour intervals shown at least for at least every one (1) foot.

    (16)

    Signature blocks for approval signatures in a form approved by the plat officer.

    (17)

    The identity of parcels of land intended to be dedicated or temporarily reserved for public use or set aside for use in common of property owners in the subdivision.

    (18)

    The layout, numbers, are (in square feet) and dimensions (in feet) of lots.

    (19)

    The existing and, if different, proposed zoning of the proposed subdivision and the existing zoning of adjacent tracts.

    (20)

    The identification of all proposed uses of the property to be subdivided.

    (21)

    Indication of proposed phases or sections within the subdivision and the order of site development.

    (22)

    Minimum building setback lines, showing dimensions.

    (23)

    Minimum lot areas, widths and depths proposed for all lots and the minimum standards required by the Libertyville Zoning Code or other applicable zoning regulations.

    (24)

    Such other information as the plat officer, the plan commission, or the board of trustees may require at any time.
