The developer shall guarantee the prompt and satisfactory correction of all defects
and deficiencies in any public improvements, including without limitation landscaping
installed by the developer on public property or within a public right-of-way or easement,
that occur or become evident within two (2) years after approval and, where appropriate,
acceptance of the public improvements by the village. If any such defect or deficiency
occurs or becomes evident during such period, then the developer shall, within ten
(10) days, weather permitting, after written demand from the village to do so, correct,
repair or replace it or cause it to be corrected, repaired or replaced. If any public
improvement is corrected, repaired or replaced pursuant to such a demand, then the
guarantee provided in this section shall be extended, as to such correction, repair
or replacement, for two (2) full years after the date of the correction, repair or
replacement.
