§ 22-56. Form and contents of final plat.

  • Every final plat of subdivision shall include or be accompanied by the following information:

    (1)

    The name of subdivision.

    (2)

    The location of the subject property by township, section, town and range, or by other legal description.

    (3)

    The north point.

    (4)

    The boundary of plat, based on an accurate traverse, with angular and lineal dimensions.

    (5)

    Final engineering plans for all required public improvements, in accordance with section 22-104 of this chapter.

    (6)

    The exact locations and widths of all existing and proposed streets and sidewalks within and adjacent to the subject property, the exact location and widths of all crosswalks, and the names of all streets, which names shall have been approved by the fire marshal and the postmaster.

    (7)

    True angles and distances to the nearest established street lines or official monuments (not fewer than three), all of which shall be accurately located and described in the plat.

    (8)

    Municipal, township, county or section lines accurately tied to the lines of the subdivision by distances and angles.

    (9)

    Radii, internal angles, points and curvature, tangent bearings and lengths of all arcs.

    (10)

    All easements for rights-of-way provided for public services or utilities, and delineation of all overland drainage paths with appropriate reservation of areas to contain them.

    (11)

    Statements granting necessary easements to the village and to appropriate utility companies for rights-of-way and for public service or utilities, in forms specified by the village.

    (12)

    All lot numbers and lines, with accurate dimensions in feet and hundredths.

    (13)

    Accurate outlines and legal descriptions of all areas to be dedicated or reserved for public use, with the purpose or purposes indicated thereon, and of every area to be reserved by deed covenant for common uses of all property owners.

    (14)

    Minimum building setback lines accurately shown with dimensions.

    (15)

    Protective covenants, in a form acceptable to the plat officer, if necessary.

    (16)

    Certification by a registered surveyor to the effect that the plat represents a survey made by him or her, that the monuments and markers shown thereon exist as located, and that all dimensional and geodetic details are correct, in a form provided by the village.

    (17)

    Notarized certification, by all property owners and by any mortgage holder of record, of the adoption of the plat and the dedication of streets and other public areas, in a form provided by the village.

    (18)

    Signature blocks and certifications, in forms provided by the village, for the following persons:

    Village president

    Village treasurer

    Village engineer

    Plan commission chairperson

    County clerk

    County highway department, if necessary

    State department of transportation, if necessary

    Drainage design engineer, if necessary

    (19)

    Such other information as the plat officer, the plan commission, or the board of trustees may require at any time.
